360gaj is a real estate investment intelligence platform, starting with the Tricity markets of Mohali, New Chandigarh, Zirakpur, Panchkula, and Chandigarh. We go beyond property listings to answer four critical investment questions: how much capital you need to enter, what returns you could potentially earn, when and how you can exit, and what constraints or risks stand in your way.

It is being built now and is not open to the public. There is no launch date to announce yet.

The last figure is computed from the three above it, so it can never be presented as stronger than the weakest of them. That rule lives in the calculation engine, not in the small print — there is no code path that can show you an estimate wearing a verified badge.

Built for the decision, not the browse

Portals are organised around the property. This is organised around the money you put in and the money you take out.

Entry amount, not sticker price

A price tells you what a flat costs. It does not tell you what you need in hand on booking day, which is the figure that decides whether you can buy it at all. Entry amount is computed from the configuration, the payment plan and every charge that lands early — then made sortable and filterable, so you can shop by what you can actually fund.

Exit modelled before you commit

Pick a booking date, an exit date and a rate, and see the eligibility rules, the proceeds, the net gain and the XIRR on dated cashflows. Instalments still unpaid at exit pass to the next buyer; stamp duty and registration that fall after you are out are not charged to you. Every assumption is listed beside the result.

Construction state, actually checked

Progress is the claim investors most need and least often get straight. A builder can report it on their own project, but the report is held for review rather than written to the live figure. What you read has been checked against a document, a source or a site visit.

One record per project, for its whole life

A project discovered before launch is the same record once it is under construction, and the same record again at possession. No workflow anywhere — not a broker resale, not a portfolio holding — creates a second copy, so the history you are reading is the whole history.

How a construction claim becomes verified

This is the platform's central job, so it is worth being plain about the mechanism.

  1. A builder reports progress on their own project

    Through their workspace, with whatever they have: a note, a percentage, a dated photograph, a completion certificate.

  2. It is held as a submission, not written to the project

    Nothing a builder enters about construction state reaches the live figure on its own. Verifying this claim is the thing investors come here for, so a self-report cannot be the answer.

  3. Our team checks it against evidence

    A document, a named source, or a site visit. The headline percentage only moves when there is evidence attached to move it.

  4. A tier is granted for what the evidence supports

    Recorded as an append-only event with who granted it, on what basis, and when. Earlier verifications are never rewritten, so you can see how a claim's standing has changed over time.

Verification does not hand the project over. A builder whose project is verified still cannot rename it, restate its history or delete it. The project record belongs to the platform, because an investor reading it needs to know that nobody with an interest in the answer is holding the pen.

Investors and owners

Discover projects by entry amount and exit window, model a purchase end to end, keep a watchlist, track what you already own, and request a site visit or a document. Your budget and your holdings are private to your account.

Builders

Maintain your own projects, inventory and payment plans, submit construction progress for review, and see enquiries raised on your projects. Access is opened by us once your account is linked to your developer entity — never from a signup form.

Brokers and agents

Post resale and rental inventory, and work the enquiries that come to your own listings. You see the buyers who approached you, not the platform's investor base.

Our team

Reviews every submission and every posted property, grants and withdraws verification against evidence, and maintains the canonical project records. Every change is audited with who made it and what it was before.

Where the build has actually reached

A preview page that says only “coming soon” tells you nothing you can judge. Here is the real state, as of October 2026.

  • Monitoring, backups and the rest of the operational floor a live service needs
  • A launch date
